Michael, you say you are against sprawl. Well, Calgary is one of the most sprawling cities in Canada. That's why housing prices have been kept down there. You certainly picked one heck of an example. Thanks, Michael, but I'll let you be wrong all by yourself.

Kelowna is far more sprawled than Calgary.
Calgary's population density is 1252.3/kmĀ²
Kelowna's population density is
467.6 (within city limits) 51.4 (kelowna metropolotan area)
Wow, that's 3 times less dense than Calgary
a low density in a major city is a sign of urban sprawl.
a while back i stumbled onto a list of Canada's 30 largest cities. I have been unable to locate this site more recently, but as i can recall, Kelowna was Canada's 24th largest, Abbotsford was 25th. This site showed population, area, and density, and i can remember Kelowna's density being far far lower than any of the other cities.

What awful research and anaysis, Matt! No, population density is not a proxy for sprawl as it is possible to have a high density city that extends for miles such as L.A. or a contained low density city. And where did you get your density figure for Kelowna from? I got mine from Statistics Canada which has Kelowna at 944 persons per sq. km. I hope you can do better research in the future. Lastly, according to the Sierra Club "Urban Sprawl is a major issue in the Calgary area. Sprawl affects every aspect of our lives, within and without the city." But then the Sierra Club has nothing on our 17 year old wonder boy.

www.edccord.com/pdf/economic_profile/population.pdfwhat is more a sign of urban sprawl? a high density city stretching for miles, or a low density city stretching for miles? large high density city means that there was no room towards the center of the city, due to there already being a high density there, therefor people live further away, where city planning has also allowed for high density. in a large low density city, people move towards the outskirts because due to poor planning, there is not enough room in the central areas to support higher density. therefore a population would could have existed within a much smaller area is forced to spread out over a much larger area.

Matt, population density is an average density across the entire city. Calgary has a very high density core and miles of sprawl. The existence of the high density core affects the average and makes Calgary look denser on average than it really is.

It sounds to me like we need more High density housing both down town and away from the city center so that we don't run into the same problems that Calgary has with urban sprawl.

Show me some stats that show spawling causes home to be more cost effective before you call me wrong. it is a proven fact on a residence by residence basis apartments are cheaper to purchase than homes. of course location plays a bit on pricing as well as how much funding the developer has received and what the cost of land was to the developer since Calgary is so flat and open land is plenty and cheap. Kelowna is not even close geographically to Calgary in that respect so maybe my bad example for using Calgary as an example but I do make a point that land is so cheap in Calgary (it is climbing just like property all over north america) compared to Kelowna houses can be readily available. Kelowna has much less space. why build up the mountains it looks ugly much more than a group of well designed condos/apartments

according to you Krishna, the high density cores are misleading and make the density appear higher than it should be.
can this also not be said about the other areas that don't haver high density, that they would make the density appear to be lower than it should be?
therefore it should cancel out.
regardless of your calgary examples, Kelowna still has a very low population density, and this is very closely related to the problem of urban sprawl in kelowna

Well Krishna, one of my best friends grew up in Monaco and everyone lives in apartments there and he turned out all right as many other children have around the world who live in and grew up in apartments. I'm not saying that I would rather have grown up living in an apartment but that is because I didn't. I just think its different for everyone and depending on what you grew up with and where you grew up will form your opinions. So unless you grew up in an apartment I don't think its fair that you can really judge the lifestyle. I grew up in BC and I'm glad I did but whose to say I wouldn't have been just as happy growing up in little town Saskatchewan. If you still think its bad for kids to live in apartments then whats wrong with letting baby boomer's and retired people or young professionals move into the apartments which would free more houses up for families? Why not let the "yuppie" couples move into them? (Sorry if you think this is an idiotic response) but then again you would probably think any response is idiotic because that is the kind of respect you have shown the members of this forum so far.

No I am not propsing EVERYTHING to be highrises you for get there are already 10,000 + homes in Kelowna there must be a specific ration of homes to condos. Condos for the singles/retiress sick of yard work, small families (no kids) home or townhomes for families, houses for larger families. I was surfing the real estate sites with some co-workers the other day and one of them made a good point, Why does kelowna have so many large houses 4+ bedrooms+den Typical Family consists of 3-4 people hardly need 4 bedrooms since hopefullt the parents are staying in the same bedroom, but my co-workers were just plain surprised that most of the homes that do not look like fire kindling were all HUGE homes for $300,000 + there were a few for $200,000 but stil 4-5 Bedroom homes if you want affordable housing growth must continue but the City must get invloved and fund some of the growth so the Developer can lower the selling price as that is not currently happening prices are going up. that and other factors of course Sorry to hear you think I'm an idiot. I will not retaliate though because I'm not a child.

You guys are forgetting that our City Council has a governing role and as such an an obligation to help people attain housing. Housing is not a right for only some of us or a luxury good, but a basic human necessity! And we should strive to help our fellow urban dwellers to attain housing that is affordable and adequate. Why should we not call on our City Council to ensure that we all have the housing that we need. They can force developers to allocate 20 or even better 30% of the new developments to affordable housing. The city could get into the housing market itself again, too. How about co-ops, subsidized housing or the conversion of existing legal suites? Also, we need to think of our community members before we build for those who are coming to our communities in the future. And by "we" I mean thoose that are already here. We can hire local people first and provide them with housing so that they stay here. Stop for a minute and think: Yes, building supplies have increased and the cost of building is on the rise, but that does not warrant the current housing prices! So maybe you guys could look behind the scenes and try to find out how much profit developers make. And how much they contribute to our communities in Kelowna in return for their profits? I know the answer already: Not enough! The poor get displaced and segregated and then we see the polarization of poor and rich. Don't kid yourselves, this city is heading in the wrong direction if all this development is not done in a sensitive way ... You may be able to build all the new dwellings but communities are comprised by people and not buildings. Communities are based on relationships between different members of Kelowna's community. You cannot recreate or forge community. Community needs to evolve over time with people who partake in this community shaping it...

Dave D. I also grew up in an apartment but there was a playground 500 meters from our apartment. The problem is that there are not enough areas where kids can safely play. It will be very different if a kid can play in the own backyard or if it has to wait for his parents to take him to the park. Because when you are a little munchkin then you do need the suprevision. The parents then have to find time to accomodate their kids need of pleytime. And as you will probably remember, playing is the most important thing that kids do. By playing and reinacting they understand the world around themselves... We need more green spaces for kids, teens and all other people in Kelowna. maybe you should do some research on public and health and the availability of greenspaces?

Here is a list of parks in Kelowna. I don't think any kids will have trouble finding green space. Kids, even if playing in the yard depending on there age still need to be supervised and when they reach that age that they can go out on there own whats to stop them from going down the hall down the elevator or stairs and out the door to play with there friends. And most new buildings have pools in them now or on the roof, FUN. It's all the TV they watch and the video games they play that keeps them from going outside, not, what floor of the apartment they live on. I do realize that not a lot of families will live in apartments but, again, this will free up more houses if people without kids move out of there houses and into apartments. I do agree with you that we need more affordable housing but it is easier said then done because no one wants low income housing built next to them because they think that the value of there home will go down, this is very sad way of thinking , but that is the way that a lot of people feel. I don't think the city should let that stop them but it lots of times does, because residents already living around the proposed development will sign petitions and protest it.
Some people keep missing the point that highrises will save green space (for kids to play in), or in the Lawson Landings case, create more park area.

Edmonton - 259 square miles, population over 800000
Kamloops - 144 square miles, population 81699 Regina- 45.71 square miles, as of 2000 population was 190400
Surrey - 122.5 square miles, population 400000
Burnaby - 98.60 square miles, population 205261
Looks to me like we are fairly spread out here for the amount of people we have living here. And goes to show how much green space we must have. But I'll let everyone draw there own conclusions.
